How to Put Together a Proposal for a Land Development Investment

Getting involved in real estate development can provide you with an opportunity to generate a substantial income within a short period of time. When you have the idea for a real estate development project, you may need to bring on investors to help fund the process. To obtain investors, you will need to create a land development proposal so that the investors have something to see. This document helps your investors visualize what the project will look like and determine if they wish to get involved.

Step 1

Gather information about the land development project. This information should include the purchase price, the plans for the development and the eventual sales price. For example, if you are planning on purchasing a large tract of land and then subdividing it into smaller plots for a subdivision, you will need to provide information about what you can sell each lot for in the future. You also should come up with a realistic projection for how long you believe the process will take.

Step 2

Create photos or graphics to help your potential investors see the project before it is created. For example, if you are a builder with experience, you can take some pictures of other properties that you have built in the past. This will help the investors get a picture of what the project will look like when completed. You may also wish to include some graphics such as charts or graphs to show the financial aspects of the project.

Step 3

Compile the information into a professional brochure or other document. If you do not have experience in this area of graphic design, you may wish to pay a printing service to help you make it look professional. While this can get expensive, it can make a big difference in gaining investors. Investors like to work with projects that look professional. Print up several copies of your investment proposal so that you can give it to potential investors for review.
