There are several ways to go about determining what your home or investment property is worth on the current market. Real estate agents will provide you with a market analysis, free of charge. If you are more of a hands-on type of person and want to do the work yourself, you will need to find comparable properties that have sold, preferably within the last 6 months, in the general vicinity of your property. These properties are called "comps," short for "comparables."
Navigate on the Internet to one of the large real estate websites, such as Zillow.com or trulia.com.
Type your address in the box indicated and locate the button to narrow the search by recently sold properties.

Refine the search further using the information boxes on the left side of the page. Narrow the search to sold properties that have roughly the same square footage of yours, near the same age and located within one to two miles of your property. These are the comps.
