If you're thinking about selling your property, it's smart to get a head start on the process by brainstorming ways to find real estate buyers. Create a marketing plan for finding and securing buyers for your property, just as you would if you started a new business. Consider the needs, interests and desires of potential buyers when trying to attract them to your property for sale.
Hire a real estate agent to help you find real estate buyers. Realtors are certified in each state to broker real estate transactions and find serious buyers on behalf of sellers. An agent has the ability to list your home on the MLS (multiple listing service) quickly. Though you can perform many of the activities offered by an agent, it's helpful to have an industry professional on your side.
Prepare your property before you seek out buyers. Clean and fix up both the interior and exterior of the property to make it attractive to viewers. Post a professional "for sale" sign in front of the property so that passers-by can learn that it's for sale and contact you or your agent for more information.
Join a "for sale by owner" website if you prefer not to use an agent. This service allows you to create a listing ID number yourself to help potential buyers identify your listing and communicate with potential buyers yourself.
Create a profile of your property including a general description, bullet list of special features and a set of photos of both the interior and exterior. Avoid trite or overused words, be specific and tell the truth. Real estate writer Jane Hodges also says, "Avoid descriptions that only offer 'faint praise,' such as 'clean' or 'quiet' because that should be a given."
Print attractive and professional business cards or flyers that list your property information (the same as you've posted on your listing pages), a photo and your contact information. Keep your cards handy in case you meet people interested in buying property. Post your flyers on community billboards.
Post your real estate listing on Craigslist or a similar classified listing website as well. Many classified websites have housing or real estate for sale sections for you to post your listing (or a link to your listing) to help you find buyers.
Network with your friends, family members and colleagues to inform everyone that you want to sell your property. Provide everyone with a business card or flyers to keep or pass on.
